Exterior Modifications – What to Know Before You Apply

 

All exterior changes to your home or property must be approved by the HOA before any work begins. This includes items such as fences, sheds, patios, landscaping changes, color changes, and more. The review process ensures all modifications align with community design guidelines and help maintain property values and neighborhood appearance.

 

Before submitting your application, please read this entire page:

• Review the Planters Walk Design Guidelines (Updated 2023) to confirm your project meets community standards (materials, colors, placement, etc.)
• Make sure your MODIFICATION APPLICATION is complete and consistent with those guidelines
• Email that application and any required supporting documents to admin@hawthornemgmt.com and include Planters Walk Modification Request in the subject of your email

 

Avoid delays by submitting a complete application with supporting details, including:

• A clear description of the proposed modification
• Drawings, plans, or photos showing what you want to build or change
• Materials and color details
• Location of the project on your property
• Estimated timeline for the work
• Providing complete information up front helps the Board review your request more quickly and avoids back-and-forth or rejection for missing details

 

Property survey / site plan requirement:

• Your application must include a property survey or site plan showing where the modification will be located
• You can use:
  • A survey from your closing documents or
  • A screen capture from https://polaris3g.mecklenburgcountync.gov/ (if you click on the Legal Desc under Associate Information it'll take you to the site with the actual survey)
  • Google Maps

• Do not begin any work until you receive written approval
• Incomplete applications may be delayed or returned
• The Board reviews requests periodically, so plan ahead
